How the calculator works
- Monthly payment: net income minus existing loan payments, times the share for the payment.
- Loan: twelve monthly payments divided by interest rate plus initial repayment.
- Price: loan divided by the loan-to-value.
- Own funds needed: price minus loan, plus purchase costs.
The calculator runs in your browser. Nothing you enter is sent anywhere unless you send an inquiry.
What the result means
The result is a starting point for your search, not a bank decision. Banks usually expect the purchase costs to come from your own funds, together with the part of the price the loan does not cover. I can check which lenders fit your income, own funds and residence status.

What banks look at when you are new to Germany
Residence status. Many banks lend to EU citizens and permanent residents on standard terms. With an EU Blue Card or another permit, fewer banks are available and more own funds are often expected.
Employment. A permanent contract after probation is the standard case. Many banks wait until probation is over. Fixed-term contracts and self-employment need more documents.
SCHUFA. Banks check your German credit record. A short record is normal for newcomers. Banks then look more closely at your income and bank statements.
Loan-to-value. The purchase costs usually come from your own funds. A lower loan-to-value often means a lower interest rate.
Frequently asked questions
Can foreigners buy property in Berlin?
Yes. Germany does not restrict property purchases by foreign nationals. Whether a bank finances the purchase depends on your residence status, income and own funds.
Can I get a mortgage with an EU Blue Card?
Yes, several banks finance buyers with an EU Blue Card. Expect stricter terms than for permanent residents, often more own funds and a closer look at your contract.
How much of my own money do I need to buy in Berlin?
At least the purchase costs: 8.0% to 11.57% of the price in Berlin, depending on whether an estate agent is involved. Many banks prefer to see more.
Does my probation period matter?
Yes. Many banks only lend once probation is over. You can prepare documents and compare offers before that.
I have no SCHUFA record yet. Can I still get a mortgage?
A short or empty record is common when you are new to Germany. Banks then rely more on your income, contract and bank statements.
Is the result a loan offer?
